Yes,we can only ask if they would rent to that tenant again in the future.When calling former landlords,I’ve found that some will volunteer information which can be good if they are bad tenants.Larger rental companies will only answer that question and whether they paid on time.

California has a right to privacy law but this part of it is still open to interpretation.

if you paid on time or were you late more than a month. were you a good tenant. maybe yo can answer my question on job reference check

This depends on where your are!

Put yourself in the role of an ex-employer and some calls asking for a reference. Here are couple of different ways of "legally" saying the same thing.
a) our policy is never to comment on past employees
b) we would NEVER give HIM a reference, our policy is never…..
c) before the boss picks up…that pest what the hell does he want now….boss picks up and says "our policy is never to comm……"
d) we would never say that we would never retire him but…..
e) oh himmmmmmmmm…… can you send us a letter

My advice to you is if you screwed up in the past, be upfront and tell you potential landlord.

There are also many landlords that do a poor job of tenant screening and won’t bother to check you references.

Here is something to think about: Did you know that one reason landlords ask potential tenant for references, friends, and relatives so that in the event that you leave owing money they can find you! I do this, in the event I get a judgment I want to be able to collect!

We ask if they would lease to you again,if you paid on time,if you had any lease violations,if you had any NSF checks,if you gave proper move out notice,when your lease actually ends because we dont want to lease to someone who still has six months left on another apartment complex.

The questions I ask are as follows:

1. Were payments made on time? If not, how often were they late?
2. Was there any property damage when the tenants moved?
3. Did they sign a lease, if so, did they stay until the lease was up?
4. Were there any problems or concerns that might be helpful to me?
5. Would you rent to them again?
6. If not, why?
